• Bat Survey Season Ends Soon

    Our Ecology team have been busy carrying out Extended Phase 1 Habitat Surveys and Bat Building Assessments.  As the season for these surveys comes to a close in the next couple of weeks we wanted to remind you of the importance of getting your surveys booked in as quickly as possible.

    If you have any sites which have the potential for bat presence and you are considering submitting a planning application in the near future, we would strongly advise you commission a Bat Building Assessment before it is too late. 

  • Ecologist expertise prevents delays in the planning process

    There’s no denying the British love of wildlife but when it comes to planning applications, most of us have no idea what species are protected and what an ecology report entails. With planning consents being issued with ecological conditions added by the local authority, many developers, architects and building owners will overlook this aspect until it is too late. To prevent a development being held up, or at worst, a breach of planning consent, it’s vital that you include ecological assessments carried out by a qualified Ecologist at the earliest stage in a project’s development.

    Do you know when a great crested newt hibernates or when a white-clawed crayfish is releasing its young? Knowing what species is protected and notable is one challenge when a development site is chosen, but understanding the optimum time to survey is another. Ecology is one of the most complicated aspects of the planning process, and many an application has fallen at the first hurdle due to the ecological issues on a site not being addressed. An ecological assessment by a suitably qualified ecologist will not only help with your planning requirements, it can add extra credits in terms of BREEAM

The UK has a large number of protected and notable species, all of which carry their own complications when it comes to a planning application.

    Along with this, Ecology is an important category in BREEAM, Code for Sustainable Homes, and the Homes Quality Mark and carries with it a number of credits that can be easily lost if a Suitably Qualified Ecologist is not appointed in the early stages of the project. For BREEAM, Code for Sustainable Homes and the Home Quality Mark an Ecological Assessment of the site is required in order to understand its ecological value and the number of species that are using the site. The ecological assessment can allow project planners to find extra credits by increasing the value of the site at the end of the project.

    We can support you with the Ecology category through providing an Ecological Assessment of the site for BREEAM and Code for Sustainable Homes at the beginning stages. We can then advise on increasing species value and ecological enhancement of the site in order to gain credits. We can also provide site visits so you can gain credits through the confirmation of legislation being followed and enhancement suggestions being implemented. We can then provide you with a Landscape and Habitat Management Plan in order to attain credits that can normally be difficult to attain at the end of the development.

    Extended Phase 1 Habitat Survey

    This is a baseline ecological assessment of a site and 500m radius of the surrounding area to find any ecological habitats and potential species that may be affected by the proposed development. This includes a biological records search with a 1 kilometre radius of the site. These assessments may result in recommendations of further surveys should there any potential for protected and notable species to be on the site.

    Bat Building Assessment

    This is an ecological assessment of any buildings that are being considered to be demolished, refurbished or having an extension put on. It is to assess the potential for any buildings to be inhabited by any bat species which are a European Protected Species. They are conducted by a licenced bat ecologist. This can be a part of an Extended Phase 1 Habitat Survey when buildings on the site of a potential development or as a standalone service. These assessments may result in a further investigation with a dusk/dawn bat survey if the potential of a bat being present in the building is high enough.

    Mature Tree Assessments 

    These are ground based surveys to establish the potential for bat roosts in trees. They are conducted by a licenced bat ecologist. This can be a part of an Extended Phase 1 Habitat Survey when buildings on the site of a potential development or as a standalone service. These assessments may result in a further investigation with a dusk/dawn bat survey if the potential of a bat being present in the tree is high enough.

    Hedgerow Assessments

    These are assessments of the ecological, cultural and historical value of any old (>30 years) hedgerows on a site that may need to be removed as a result of the development. Hedgerows are protected under the Hedgerows Regulations Act 1997. The hedgerow assessment follows the methods outlined in Hedgerow Survey Handbook. These take into account the characteristics of the hedgerow including age, botanical makeup, structure and associated features.

It requires a bat licenced ecologist to conduct these surveys at sunrise/sunset to establish the presence of bats on a site and their activity. This normally follows an Extended Phase 1 Habitat Survey, Mature Tree Assessment or Bat Building Assessment.
